Edmond Planning Commission approves PUD setback amendment for The Square, 4-0

The Edmond Planning Commission on Sept. 2 approved an amendment to the planned unit development (PUD) for The Square, a roughly 14,000-square-foot site at the northeast corner of Main Street and Story, by a 4-0 vote and sent the item to the City Council meeting scheduled for Sept. 22.

The amendment modifies the PUD design statement to change how side-yard setbacks are applied if a lot is divided to allow multiple structures, allowing both spacing between structures and the structures to be centered on their lots. “The proposed amendment to the existing PUD design statement would modify the section related to setbacks,” City planner Mr. Bridal said during his presentation. “No other changes to the PUD are included in the requested amendment. Staff recommends approval.”

Staff described the site as adjacent to recently developed infill housing in areas zoned C-2 (medium-density multifamily) and the Main Street District PUD, and noted that the property sits across the street from the Barnett Field Splash Pad. Commissioners asked whether an alley behind the parcel was classified as an improved access; staff said the alley had been improved by nearby projects and that leveraging that improvement would be seen as a positive.

There were no public comments recorded on the item. After the presentation, the commission approved the staff recommendation by a 4-0 vote and referred the rezoning amendment to the Edmond City Council for action on Sept. 22.

The council will consider the PUD amendment on Sept. 22; no additional changes or council actions were specified in the transcript.
