Brentwood panel approves revised Tiburon subdivision plan for about 28 lots on roughly 43 acres

The Brentwood Planning Commission on Sept. 2 approved a revised preliminary plan for the Tiburon subdivision, at or near 9809 Sam Donald Road, that proposes 28 lots on roughly 43 acres.
City staff told commissioners the revision adds a tract of about 15 acres to the east and eight new lots to the project, bringing the total to 28 lots. The board approved the original preliminary plan in January 2024; the revised plan was recommended for approval by staff subject to standard conditions.
An applicant representative, Nikki Wells of Turnberry Homes, said the developer agreed with staff’s recommended conditions. “We are in agreement with the conditions of approval and staff's recommendation of approval,” Wells said.
Commission discussion focused on the layout of lots fronting Sam Donald Road and postal access. Commissioner Travis asked why some lots would have mailboxes on Sam Donald while others would use a community mailbox. Wells said the three existing or proposed lots that front Sam Donald have individual driveways and one existing mailbox; other rear lots will be served by a community delivery unit (CBU) located on the new internal roads, and the U.S. Postal Service determines exact delivery assignments.
The motion to approve the revised preliminary plan (BPC 2507-016) passed on a voice vote. The motion was made by Commissioner Crosley and seconded by Commissioner Bain; commissioners recorded no opposition.
