The staff member said the proposal would be treated as a home occupation in the R-1 zone, and staff recommended approval with the condition that no signage, sampling or merchandise sales would take place on-site and that the applicant not store combustible, toxic, animal or vegetable matter at the property.
The applicant described planned building sizes and site layout during the hearing. "The biggest I was gonna go was 40 by 60, but I'm not gonna do that. I'm looking at maybe right now, I've got estimates on a 30 by 40 to a 40 by 50," the applicant said, and added the garage would be set about 10 feet from the house. The applicant said door heights under consideration included a 9-by-7 garage door and a 12-foot door to accommodate an 18-foot camper.
Commissioners asked about setbacks and connection to sewer service; the applicant said the exact garage footprint would depend in part on whether the property tied into the north or south sewer line and that he was waiting on confirmation from utilities. The applicant said the existing small garage on the site would be removed when the new structure was built.
A motion to approve the conditional use permit for 308 South Cherry Street passed after a voice vote. The hearing officer declared the public hearing closed at 7:08 p.m.
The permit approval is limited to the scope described at the hearing: a detached garage as an accessory structure and operation as a home occupation subject to the town's R-1 home-occupation requirements. Commissioners and staff noted the permit would be subject to any standard building, electrical, heating and insulation requirements and to any required sewer connection decisions before final construction permits were issued.
