Commission reviews lot consolidation and drainage-easement correction in Brentwood plats

Brentwood planning staff presented two plat-related items to the Planning Commission: a revised final plat to consolidate two adjacent lots in Heathrow Hills and a revised final plat to correct the recorded location of a drainage easement in Forest of Brentwood Section 2 (Lot 55).

Staff said the Heathrow Hills filing (BPC 2507-076) is a straightforward consolidation: the owner of an existing residence also owns an adjacent parcel (Parcel G) and seeks to merge the two into a single lot. The proposal does not change setbacks beyond what the recorded subdivision allows; staff described the request as a cleanup to reflect current ownership.

On the Forest of Brentwood lot at 706 Forest Park Drive, staff said the drainage ditch is located in the field in a position different from the recorded plat. The applicant’s revised plat would relocate the recorded drainage easement to reflect field conditions. Staff said engineering had reviewed the matter and that the revised plat includes a required stream buffer; staff added that removal of a nonconforming detached garage will be required before the final plat is signed.

Commissioners asked whether the city’s legal department must process an instrument to abandon the earlier easement and who is the easement beneficiary; staff replied that the recorded plat is the controlling legal instrument in this case and that the public drainage easement is recorded on the plat. Staff said all necessary parties will sign the rerecorded plat so the new plat becomes the legal recordation for the easement location.

No formal votes were recorded in the meeting transcript; staff indicated standard sign-offs and agency approvals will follow prior to recording.
