Trustees approve final plat for 1348 Barber Drive, subdividing Crystal Village parcel into four homes

The Town of Carbondale Board of Trustees unanimously approved Ordinance No. 4, Series of 2025 on Aug. 26 to accept the final plat for 1348 Barber Drive, a remaining, non-subdivided parcel inside the multiple-family zone of the Crystal Village planned-unit development.
Staff member Jared presented the application and told trustees the parcel is the last non-subdivided lot in that portion of the PUD and that the planning and zoning commission recommended the plat after discussing internal lot configurations and how to meet the PUD’s lot-size and lot-coverage standards. Jared said staff and the applicant had addressed the commission’s conditions.
Applicant Mike Eaton told the board the intent of the subdivision is to create four individually titled units to “provide homeownership opportunities.” He said existing buildings in the zone were originally constructed as apartments and the plat is aimed at enabling townhome-style ownership where feasible.
The item was noticed as a public hearing; no members of the public spoke in person or online. Trustee Jess moved to adopt the ordinance; Trustee Erica seconded. Trustees voted unanimously in favor.
Planning staff and the applicant will complete final technical requirements for recording the plat. The ordinance authorizes the town to record the final plat after the conditions in the development packet are satisfied.
