The Timnath Town Council voted unanimously to vacate a portion of County Road 3F right-of-way north of Stonefly Drive and approved conditions to preserve utility and trail access.
Planning staff explained the segment is no longer needed as a public roadway because a realignment and later plats and infrastructure changes created alternate access routes (Signal Tree and Stonefly Drives) and removed the segment’s connectivity. Staff said the remaining right-of-way was incorporated into town limits with the McBride annexation in 2020 and that the segment no longer serves a transportation function.
The vacation approval includes required dedications by the applicant: utility easements to preserve service connections, access and emergency access easements for adjacent properties that currently access from that right-of-way, and a dedicated pedestrian trail easement aligned with the Poudre River Trail so the town may maintain the trail going forward. Staff recommended and the council accepted conditions allowing staff to work with the applicant on minor non‑substantive modifications prior to final signatures.
Council members noted the segment is effectively a road to nowhere given changes over the past decade and that the action relieves the town of maintenance responsibility while preserving emergency and trail access through easements. The motion passed unanimously; staff will coordinate final plat documents and the required easement recordings.
