The Timnath Town Council approved first readings and set a public hearing for Sept. 9 on ordinances to annex and zone a property known as Timnath Shores.
Town planner Kemper told council the annexation petition from Cottonwood Development Partners LLC met Colorado Municipal Annexation Act requirements, including landowner signatures and contiguity thresholds. Planning Commission held a public hearing Aug. 19 and unanimously recommended approval of annexation and concurrent zoning map amendments.
Under the application, roughly 51 acres are proposed for single-family residential (R2) zoning and about 24 acres for "state residential" (as described in staff materials). Staff noted the town previously approved a future land-use amendment in September 2024 to allow lower-density residential use for the property; the current action would establish initial zoning consistent with that plan amendment.
Council approved first readings of ordinances 14 and 15, series 2025, and set the second reading and public hearing for 6 p.m. on Sept. 9. The council instructed applicants and staff to appear at that hearing prepared to answer public questions; staff confirmed public comments received during the planning review were included in the council packet.
