Staff said the 0.78‑acre site is currently in Iredell County’s Residential Office district and that the applicant seeks annexation into the Town of Mooresville and zoning to Corridor Mixed Use. Staff reported the property lies within the WS‑4 critical watershed area with a maximum built‑upon area of 24 percent and that the request would not create nonconforming uses.
No applicant representative was present at the meeting. After brief staff presentation and no public comment, board member Mr. Cole moved to recommend approval; the motion received a second and passed on a voice vote. The recommendation will move to the Town Board for final action. Planning staff noted that approval would establish the town’s base zoning and allow connection to town utilities.
