Zoning board grants variance for front portico at 1119 Green End Avenue

The Town of Middletown Zoning Board on Aug. 1 approved a variance permitting a front entry portico at 1119 Green End Avenue that will encroach on the western side setback.
Applicant Nicholas Rinaldi, representing Rinaldi Roofing, described the plan as a small gabled roof and composite decking over an existing front entry. Rinaldi said the existing nonconforming entry has a west side setback of roughly 6 feet, 5½ inches where the code requires 15 feet; the proposed portico would not extend beyond the current nonconforming footprint. He said the portico projection toward the street would be about 5 feet, 3 inches.
Board members who inspected the site and reviewed plans characterized the project as covering an existing entryway and primarily intended to protect the door from weather. No members of the public spoke in opposition. The board voted 5‑0 to approve the variance.
The board noted the structure will be open on the sides (not enclosed) and that existing concrete at the entry would be removed and replaced as part of the work. Any subsequent exterior changes beyond the permitted portico could require design review or additional approvals from the planning board.
