Commission recommends approval of 2‑lot split on Highway 145 in Dolores area

The Planning and Zoning Commission voted unanimously to recommend that the Board of County Commissioners approve a two‑lot moderate subdivision and rezoning application submitted by Harold and Linda Randolph for property at 13348 Highway 145 near Dolores. Planning staff said the property will be split into one 5.7‑acre parcel and one 10.2‑acre parcel; the existing access is off Highway 145 and CDOT requested that the Randolphs submit an access application to formalize the historic driveway access.
Montezuma Water Company has a 3‑inch main on the east side of Highway 145 and indicated availability for another 5/8‑inch service tap. Staff reported the parcel is low wildfire risk and recommended a waiver from a wildfire mitigation plan; the county weed department recommended a waiver of a comprehensive weed plan while reminding owners they remain responsible for weed control.
No members of the public spoke at the hearing. The commission’s roll call recorded votes in favor by Commissioners Hernandez, Armstrong, Nygaard, Lynch and Doyle. Planning staff will forward the recommendation and the CDOT access application request to the Board of County Commissioners for final action.
