Planning staff presented a proposal by Tracy Westfall (agent: Cheyenne Stowers) to divide a 36.54‑acre parcel at 22252 Road 22 into three lots. Staff said an existing driveway has served the property since 2001, any new driveway must obtain permits from road and bridge, and Montezuma Water Company has a 4‑inch main on the east side of Road 22 with capacity for three additional 5/8‑inch residential taps.
Wildfire Adaptive Partnership recommended a wildfire mitigation plan because, while the property is classified as low risk overall, staff noted dense juniper and pinyon fuels around existing structures. The county weed department recommended a waiver from a comprehensive weed plan but reiterated owner responsibility for weed control.
There was no public testimony at the hearing. The commission voted unanimously to recommend approval to the Board of County Commissioners, with a roll call recording ayes from Commissioners Hernandez, Armstrong, Nygaard, Lynch and Doyle. Planning staff will forward the record and recommendation to the BOCC.
