ROSEVILLE — The Roseville Planning Commission on Aug. 14 approved a tentative parcel map to divide a roughly half‑acre property at 106 Ben Ezra Avenue into two separate single‑family residential lots.
The commission voted 5‑0 to adopt three required findings and approve the map, subject to 39 conditions of approval and a 10‑day appeal period. Commissioner Jensen made the motion and Vice Chair Brashears seconded it.
The proposal would retain the existing 2,000‑square‑foot house on the front parcel (Parcel A) and create Parcel B, roughly 0.3 acres, intended for future single‑family development. Kenny Shalgo, associate planner, told the commission the site is zoned R‑1 and designated low‑density residential by the general plan.
