The Crown Point Historic Preservation Commission approved petition 25-14 to complete a partly built addition at 114 South Nichols Street, with conditions on exterior materials and details.
Petitioner Marilyn Hamstra described an unfinished, permitted addition that was started years earlier by a contractor who went out of business. "There originally was a carriage house on the property when I bought it," Hamstra said, adding that the perimeter walls are poured insulated concrete forms with rebar and concrete and that she now seeks to finish windows, roofing and exterior finishes.
Staff reviewer Blake and other commission members recommended specific material restrictions. Blake told Hamstra that EIFS (insulated finish systems) and stucco-like materials are not approvable in the district and advised against vinyl windows. Blake offered to provide a list of approvable siding and window options and to review lighting and garage-door samples administratively to avoid project delays.
The commission’s motion specified several conditions: the north side of the addition must use a face brick veneer matching the existing building; the south and west sides will use an approvable siding (options to be provided by staff); windows shall not be vinyl; the rooftop railing would be black aluminum; and roofing must be asphalt shingles matching the house. Samples of light fixtures and garage doors will be provided to staff for final administrative approval.
The motion passed by recorded roll call votes in favor. Commissioners also agreed to help the petitioner with a list of acceptable materials and to coordinate a site visit if requested. Staff will assist the petitioner in producing final samples and approving noncontroversial details administratively.
