Federico Awakakama (applicant) sought a variance to convert what the applicant and staff believed already to be a two-unit property at 1528 Wyoming Avenue in an R-10 zone.
The applicant told the board the building had two kitchens, two meters and ample parking at the rear; the zoning officer told the board the property had been represented previously as a doctor's office and could not produce a certificate of occupancy for that use. The applicant said neighbors had confirmed they had not known the building as a doctor's office and that the property has been used as two units.
After brief questions from the board, a motion was made and seconded and the board voted 4-0 in favor of approval. The clerk announced the property "has been approved." The board did not add additional conditions in the transcripted exchange.
The decision aligns with the applicant's presentation that the building functions as two dwelling units and the applicant said they would accommodate neighbor concerns if they arose.
