The Mendocino County Subdivision Committee on Aug. 14 approved four boundary line adjustments, each with standard conditions; one approval added two special conditions requiring recorded legal access and demolition of a structure before parcel transfer.
The actions formalize lot reconfigurations in multiple parts of the county. Committee staff presented each case in turn; discussion was brief and primarily procedural. Shelby Miller, a county planner, asked the committee to add two special conditions to Case BUnderscore20250013 requiring that legal access to the proposed Parcel 1 be recorded prior to a change in ownership and that the landowner demolish structures on APN 04606059 before issuance of the boundary line adjustment.
That case, listed as BUnderscore20250013, would reconfigure three existing lots near 8750 Highway 128 in the town identified in the record as Filo. Under the proposal, Lot 1 would change to 3.95 acres, Lot 2 to 3.7 acres and Lot 3 to 1.49 acres. Miller told the committee she had spoken with the agent and landowners on Aug. 11 and that the landowners said they planned to apply for a demolition permit for the structure identified by APN 04606059.
Committee member Melissa Hernandez moved to approve Case BUnderscore20250013 with standard conditions and the planner's two special conditions; the motion was seconded and carried. The committee recorded affirmative votes during the roll call.
The committee also approved three additional boundary line adjustments on the consent-style portion of the agenda with no substantive conditions raised by agencies: Case BUnderscore20250017 (owners Daniel and Joan Nelson; applicant Robin Madison), which adjusts two lots near Westview Road so Lot 1 increases to 20.19 acres and Lot 2 decreases to 51.62 acres; Case BUnderscore20250018 (owner/applicant Matt [surname redacted]; agent Javier Rau), which transfers 13.3 acres from Lot 1 to Lot 2 near 26501 Contee Ukay Road; and Case BUnderscore20250019 (owner 2399 North State Street LLC; agent Ron Franz), which adjusts two lots near 2399 North State Street in Ukiah so Lot 1 becomes 16.2 acres and Lot 2 becomes 11.43 acres.
On Case BUnderscore20250017 an applicant joined the meeting after the committee had already approved the item; staff said they would follow up with the applicant after the hearing. No department raised unresolved objections to the other three proposals during the hearing, and each was approved with standard conditions.
The committee adjourned after completing the four boundary line adjustments. The approvals are subject to the standard filing and permit requirements of Mendocino County Planning and Building Services; the committee did not identify any further external approvals required during the hearing.
