The Clay County Board of Adjustment continued consideration of BOA25-0008 on July 24, a request by Gage Allen Shancy to allow a detached garage in the front yard at 4972 Harvey Grant Road in the Hollywood Forest subdivision.
Jenny Bridal, Zoning Chief, described the parcel as in the RA zoning district with rural-fringe future land use. Bridal said the Hollywood Forest subdivision was recorded in 1950 and that the property appraiser records indicated the house was constructed after the county’s land-development code. She told the board staff found the requested front-yard placement inconsistent with the Land Development Code and recommended denial, noting available space between the drain field and the residence that could accommodate an accessory structure in the side yard.
Applicant Gage Allen Shancy told the board his intent is a large detached garage to store vehicles and a project Ford Bronco; he said his hobby requires a larger building and that several nearby properties have similar structures. Shancy said he collected six letters of support from neighbors and purchased an adjacent half-acre parcel and asked the board to consider the context and aesthetics.
Board members raised concerns about the garage’s size and the visual effect of placing a 35‑by‑70-foot structure in the front yard. One member noted the packet did not include the neighbor letters the applicant referenced and suggested a site visit. Given the size of the proposed building and absence of supporting documents in the packet, a board member moved to table the item to the next meeting so the applicant could submit the neighbor letters, allow members to perform a site visit on their own, and potentially revise the application. The motion to continue carried without recorded opposition.
