The Olathe Planning Commission voted 8‑0 to approve the final plat for Premier Business Park and to vacate a 10‑foot utility easement, a staff member told the commission.
Staff said the plat combines the northern unplatted portion and the southern platted portion into a single lot to allow construction of two contractor garages. Andrew Morgan, Planner II for the City of Olathe, told commissioners the subject property is approximately 1.38 acres and is located southwest of South Kansas Avenue and East Southgate Street.
Morgan said the plat will establish lot lines, dedicate public easements and vacate the 10‑foot utility easement, and that staff is not aware of any existing utilities in that easement. "All public notification requirements were met," Morgan said, and staff recommended approval as stipulated.
The public hearing drew no speakers. Commissioner Breen moved approval of FP25‑21 as stipulated by staff; Commissioner Chapman seconded. The motion passed on an 8‑0 roll call.
The final plat is consistent with the preliminary site development plan the commission approved on June 9, staff said. The plat will allow the property owner to develop the combined lot for two contractors' garages; staff noted required public easements will be dedicated as part of the plat process.
The commission recorded no public objections and received consent from all but two utility providers; City of Olathe engineering staff also provided consent, according to staff.
The decision to vacate the 10‑foot easement and approve the plat is advisory to the city council, which takes the final action on plats and easement vacations in Olathe.
