At its Aug. 26 regular session the Steinderville Basin Planning Commission acted on four public‑hearing items:
Wright Barn conditional use permit — approved Commissioners approved a conditional use permit for a new major accessory building at 4865 Northwest Park City (the Wright Barn). County planner Jennifer Leslie told the commission the proposed building would replace an existing 15,000‑square‑foot structure with a new roughly 6,000‑square‑foot building, at a height of 26 feet, to be used as garage and personal storage. The owner, Nathan Wright, said the proposal will preserve existing large trees and add low plantings. The motion to approve, as found in the staff report, passed unanimously.
Timberline Lot 303A building‑envelope amendment — approved The commission approved a plat amendment to move the building envelope on Lot 303A of Timberline (subdivision No. 2/3) roughly 20 feet east and 30 feet north to avoid a driveway and sewer easement. Owner Tyler York said there are no current plans to subdivide the parcel; the change was described as preparatory for a possible future accessory structure. Commissioners found the application complied with code and approved the amendment unanimously.
Altitude Loft Unit 3 accessory dwelling unit (ADU) — approved The commission approved a conditional use permit allowing a 999‑square‑foot ADU within Altitude Loft Unit 3. The county’s community‑development director made an interpretation for how required stair area was treated for square‑foot calculations in this particular Third‑Floor configuration; staff concluded the ADU complied with the Snyderville Basin code and the unit will be occupied by the owner/operator or an employee of the associated permitted business. The applicant’s proposal recorded that the business has one full‑time owner/ operator plus two part‑time employees. The motion passed unanimously.
Quarry Junction Lot 9 low‑impact permit — positive recommendation Commissioners voted to forward a positive recommendation to the community development director for a low‑impact permit for a one‑story (with mezzanine) 5,322‑square‑foot commercial building at Lot 9, Quarry Junction at Pine Brook. Staff and the applicant clarified the mezzanine is proposed for storage and not to expand the retail area; staff said parking and infrastructure for the subdivision were previously approved under the consent agreements. Commissioners asked about parking demand and urged continued engagement with nearby neighborhoods as development in the area proceeds. The commission’s recommendation was unanimous.
Why it matters: the votes clear several land‑use items for permit issuances and record adjustments. The ADU decision used an interpretation that may affect other Third‑Floor ADU proposals in the same complex; county staff said additional mitigations could be required if a future Fourth Third‑Floor ADU application is filed.
