The Canton Township Planning Commission on Aug. 4 approved a site-plan amendment for the Comerica Bank branch at 45420 Michigan Ave. to repave the parking lot, update landscaping and lighting, and create a sidewalk connection between Michigan Avenue and the building entrance.
Patrick (Planning Division staff) said the plan removes 13 parking spaces—reducing the site from 32 to 19 spaces—but staff recommended the reduction after reviewing aerial photos from 2014–2025 showing that on-site occupancy rarely exceeded 10 vehicles, and after consulting ITE parking guidance for bank use. Staff said the narrower drive aisles and additional landscaping will reduce impervious surface and improve the site’s appearance.
Tim Wood, consultant engineer for the applicant, confirmed the proposal is a repaving and reconfiguration to better match current needs and noted remaining site features such as the canopy and building architecture will not change.
Motion and vote: Commissioner Watkins moved to approve the site-plan amendment including the parking reduction to 19 spaces; Commissioner Lee supported. The commission voted unanimously in favor (Yes: Cruz, Foster, Janowski, Lee, Singh, Watkins, Chairperson Zuber).
Conditions and next steps: Staff said light fixtures must be full-cutoff and nonadjustable as part of final submittals and that any future need for a dumpster would require a compliant enclosure. Planning staff will process final administrative approvals and ensure compliance with county and township engineering requirements.
