The Ocala Code Enforcement Board accepted staff recommendations in case 202411273, directing the owner of 2365 Northeast Eighteenth Avenue to apply for and obtain any required permits by Nov. 6 and to remove unauthorized trailers or containers if they are not permitted.
Officer Jennifer Buller presented photos and observations from July 2024 showing a shipping container and a refrigerated semi trailer in the property's backyard and windows and doors boarded on what appeared to be a vacant house. Buller said she later learned the property had been in probate and that title was updated in late July 2024.
Property owner David Wayne Compton told the board he acquired the home after his father’s death via an Ocala County auction and that repeated break-ins led him to board windows and doors. Compton said he used the refrigerated trailer to store items he wanted to save from the house and planned to remove it when feasible: "I filled it up about halfway with stuff that I wanna save," he said.
Board members asked whether the owner could meet the staff-proposed compliance date of Nov. 6; Compton said with a couple more weeks he believed he could meet the deadline and added he has medical issues that limit the heat-related work he can do. Staff confirmed a building inspector would meet Compton after the hearing to explain permitting for the container and trailer. Kevin Steinberg moved to accept staff recommendations; the motion was seconded by Daryl O'Kane and passed.
Staff told the owner the refrigerated trailer must be removed if no zoning or permit allows it, and that the board would revisit the case if the owner failed to show progress by the compliance date.
