The zoning administrator approved a minor conditional use permit on Aug. 8, 2025, for a Hansel Ford service building intended for commercial vehicle service and major repair on a lot adjacent to the Hansel Ford dealership.
Staff presented the proposal as a new 13,925-square-foot metal building with 14 commercial vehicle service bays, a fluids room, break room, bathrooms and a small office. Staff said the site is currently a parking lot for the dealership and that the commercial service facility would be dedicated to large trucks rather than the general public. The proposed hours were stated as 7:30 a.m. to 5:30 p.m.; staff estimated about 14 employees.
The project is located in a Light Industrial zoning district and within the Roseland Area Sebastopol Road Specific Plan boundary; staff said the general plan designation is Light Industry. Staff also said the project is statutorily exempt from CEQA. A major design-review hearing for the building was scheduled for the Design Review and Preservation Board later that afternoon.
An applicant representative thanked staff for coordination and described the project as a partnership between Ford Motor Company and Hansel Ford to provide commercial service locally. The zoning administrator asked about site access; staff and the applicant said primary access would be from Corby Avenue through the dealership property and that an existing curb cut on Wilgen Court would remain gated and used for emergency access only.
No members of the public were present in the hearing room for this item. The zoning administrator said the use is appropriate in the zoning district and signed the resolution approving the minor conditional use permit. She noted environmental compliance conditions are included in the resolution and reminded listeners that the action is final unless appealed to the Planning and Economic Development Department within 10 calendar days under zoning code section 20-62.030; the date given was Monday, Aug. 18, 2025.
The applicant will present the major design-review application before the Design Review and Preservation Board later in the day for architectural review and final design approvals required by the specific plan and zoning.
