ZBA approves rear deck at Beechwood Road with screening condition

The Braintree Zoning Board of Appeals on Aug. 25 approved a finding for a proposed deck at 73 Beechwood Road, concluding the deck would not be substantially more detrimental to the neighborhood than the existing nonconforming dwelling, provided the applicant installs additional screening to address privacy concerns.
Applicant Logan Brown told the board he and his wife had agreed with the adjacent neighbor to install additional privacy screening on the side of the deck. Brown said a six-foot screen was discussed and that he would consult with the Building Department on whether a fence of that height above deck elevation requires a permit.
Board members who conducted a site visit said the existing fence and proposed screening would provide a buffer and that the deck's height and sightlines did not substantially change existing visibility into neighboring yards. The board voted to approve the finding, with the condition that the owner install screening acceptable to the Building Department and in compliance with any required permits.
The board's motion approved the requested finding "that the proposed deck in the yard would not be substantially more detrimental to the neighborhood than the existing nonconforming dwelling," and included the additional screening requirement.
