ZBA finds Woodside Avenue homeowners may add roof overhang; approves conditions

The Braintree Zoning Board of Appeals on Aug. 25 granted a finding for a proposed front roof overhang at 9 Woodside Avenue, allowing the homeowner to extend the existing roof line at the front of a preexisting nonconforming single-family house.
Owner Steven Carlson told the board the overhang would extend the existing gable by 8 feet to provide interior comfort and shading for the main living area on the west side of the house. Because the dwelling is nonconforming and the new overhang would sit at 11.4 feet from the front property line where 20 feet is required, Carlson required a ZBA finding under chapter 135.
Board members said they had driven by the property and found the proposed change would not be out of character with neighboring homes and would likely improve the building's energy performance and exterior appearance. Member Angela Kavanaugh confirmed that a ramp for accessibility would be exempt from zoning relief if later built; the current request covers only the overhang. The board noted there were no public letters opposing the project and that the applicant had described finishing materials and dimensions.
After closing the public hearing, the board voted to approve the requested finding "that the proposed front porch will not be substantially more detrimental to the neighborhood than the existing nonconforming dwelling," subject to conditions discussed and included in the plan.
