Pleasant Grove Planning Commission on Aug. 14 voted to forward a recommendation to city council that would rezone roughly 2.19 acres at 644 North Homestead Circle from R‑1‑20 (single family, 20,000 sq. ft. lots) to R‑1‑12 (single family, 12,000 sq. ft. lots).
Jacob Hawkins of the planning department summarized the request, noting the property sits at the edge of single‑family low‑density areas and that the general plan lists single‑family low density as an appropriate designation for the site. Hawkins said the rezone would not change permitted uses — single‑family homes and accessory dwellings remain allowed — but would reduce the minimum lot size and width from 20,000 sq. ft. and 110 feet to 12,000 sq. ft. and 90 feet, respectively, giving the landowner more flexibility for potential future subdivision.
Applicant Ben Care said he bought an adjacent lot that altered his options and that his immediate plans are to combine lots to allow flexibility for a future family home. He told the commission: "That's what allows me to be flexible with where I kinda move that lot line ... We're not looking to do anything different from what the neighbors right to the south of us have done." Resident Adam Ellison, who lives across the road, asked whether the rezone signals intent to subdivide and sell lots in the future; Care replied he would speak with neighbors and work to be "confident and comfortable" as he proceeds.
Commissioners clarified a staff map and that only the red portion shown in the staff report was the rezoned area. Commissioner Shirley moved to forward a recommendation of approval adopting staff exhibits, conditions and findings; Commissioner Patton seconded. Commissioners voted in favor and the motion carried. The rezone recommendation proceeds to the city council; any subdivision land use or platting would require separate review and must meet applicable zoning and platting standards.
