The Granbury Planning and Zoning Commission approved a zoning change for 6.9 acres at 3210 Loop 567 on Aug. 11 that will allow a planned-development (PD) light commercial district and separate light commercial lots for additional commercial development.
City staff member Cody said the property was annexed in part last November and was currently zoned interim holding. The applicant, identified in meeting materials as Chris Pinion, asked for PD light commercial for a convenience store with fuel pumps and for a truck-stop parcel limited to fueling; two additional parcels would be rezoned light commercial. Cody said the proposal also includes a restaurant at the convenience store, continued internal access through the three lots, and parking provided at a rate of one space per 265 square feet of building area. The application requests that parking provided not exceed 100% of the required amount rather than the 125% that is sometimes used.
Cody told commissioners that infrastructure is available to the site and that the change "will not result in any additional school demand." He said the city's comprehensive plan supports office, retail and other commercial development on the property. Staff mailed five notices to property owners within 200 feet and published notice in the Hood County News; no letters in favor or opposition were on file. Staff recommended approval of the zoning change.
Commissioner Hallman moved to approve the zoning change as presented; Commissioner Hayes seconded. The chair called the vote and the motion carried.
No development agreements, special conditions, or additional variances were recorded in the hearing minutes. The zoning change will allow construction of a convenience store with fuel pumps, a restaurant, and a truck fueling area consistent with the PD and LC districts described in the staff presentation.
