Ortega said the site currently provides 20 parking spaces and that the proposed carryout use requires seven parking spaces; with that calculation, 13 spaces remain for the other tenants.
Commission discussion focused on dumpster placement, grease‑trap handling and screening, number of carryout units allowed on the property, ADA accessibility and hours. Commissioners asked that the approval be limited to a single carryout in unit 1859. Ortega and commissioners discussed options for an internal grease trap versus an outdoor grease container; the commission conditioned site‑plan approval to require the grease container or grease‑storage system to be properly screened and, where feasible, located at the rear of the building with administrative review of final details.
