City planning staff on July 28 presented a specific-use permit and site plan (SUP25020009) for FM Premium Auto Shop, proposing a paint-only auto shop on a property facing Dalworth Street. Staff recommended the Planning and Zoning Commission approve the SUP with a condition restricting the site to paint work and prohibiting auto body repair at that location.
Staff said the parcel fronts Dalworth Street and lies immediately south of a Sunbelt property; the red line on staff maps showed the City of Grand Prairie boundary with Arlington nearby. Staff described the plan for one building subdivided into four large work bays, with a customer lobby and small office area. Staff said the proposal meets zoning, parking and landscape requirements and complies with tree and buffer standards; no variances were requested.
Staff noted planned building treatments including storefront glazing, stone base, and thin-brick cladding on the front and side elevations. Because the site is located in a commercial/industrial corridor and does not directly abut single-family residences, staff said the paint-shop use is compatible with surrounding properties.
Staff recommended approval with a condition that no auto body work occur at the site and that any additional automotive uses be considered per Article 4 requirements for an SUP. The briefing was informational; formal public hearing and any vote will occur during the commission’s regular meeting later that evening.
