City planning staff on July 28 presented a detailed site plan for a multifamily development approved in concept earlier this year and recommended the Planning and Zoning Commission approve the submission as consistent with the planned development (PD 6464).
Staff said the site plan (STP2506018) implements a previously approved concept zoning (originally PB 18) that the City Council rezoned to allow multifamily under PD 6464. The detailed plan shows eight buildings with a combined total of 300 residential units. Staff said the proposal complies with the density, dimensional, parking and landscape requirements established in the PD and is meeting tree mitigation obligations by planting new trees where the site is largely cleared.
Staff showed building elevations and noted compliance with Appendix W requirements for building design. Staff said the new phase will connect to the previously approved Phase 1 and that portions of the western boundary back up to either vacant land or an existing single-family residence; staff clarified which adjacent parcels are developed or vacant during the briefing.
Staff indicated no variances were requested and recommended approval. Commissioners asked a few clarifying questions about building orientation and adjacent properties; staff confirmed the detailed plan did not alter the previously approved concept layout.
The presentation was informational; no formal action was taken during the staff briefing. Any public hearing or vote will occur during the regular meeting later in the evening.
