The Tiburon Design Review Board unanimously approved four variances for property improvements at 28 Redding Court, adopting a draft resolution and finding the project categorically exempt from the California Environmental Quality Act (CEQA).
Applicant Andy Hunt told the board his house—built decades ago—had several existing features that lacked permits when he acquired the property. The board considered requests that included (1) a small tool shed within the side setback, (2) a deck area that created retrospectively permitted coverage, (3) relief for lot‑coverage that brings the parcel to about 17.6 percent (above a 15 percent standard noted by board discussion), and (4) two fence posts to complete a boundary fence damaged during neighboring work.
Neighbors had limited public comment. West‑side neighbor Scott Yu told the board he had no objection to the shed variance. Board members inspected the site and reviewed application materials, and several commissioners noted the site’s topography and constrained lot shape informed the practical difficulty findings required for variance approval.
After deliberation a board member moved to adopt the draft resolution and declared the project categorically exempt from CEQA; the motion passed unanimously. The resolution authorizes the variances specified in the staff report and directs the applicant to pursue required building permits for permitted elements of the work.
The board’s action regularizes the as‑built features and allows the applicant to proceed with required permit work.
