The Ada County Board of Commissioners approved a two-year board-level time extension on Wednesday for a master site plan covering a 12-unit multifamily development at 6162 South Maple Grove Road.
County planning staff told the board the extension would move the project’s expiration to Aug. 10, 2027, and that the applicant cited rising construction costs, labor shortages and tighter lending conditions as reasons for the delay. Staff also said the owner is under contract to sell the property to a new developer who intends to start construction as soon as the sale closes.
Michaela (Ada County planning staff) reported the application is project number 202102852ZC‑DAD‑MSP‑TE and recommended approval, saying agency partners including the Ada County Highway District, Boise Public Works and the county building official raised no objections. The staff report said the applicant’s request was the first board-level extension for the project and that no written neighbor comments had been received. Greg Davis, the commercial real estate agent representing Maple Grove Development LLC, told the board the sale is expected to close within 30 days.
During the hearing a commissioner moved to approve “the board level time extension for application 202102852‑CC‑DAD‑MSP‑TE based on the findings of fact and conclusions of law contained in the staff report and the testimony heard this evening.” Another commissioner seconded the motion. With no further discussion, the board voted in favor; the motion carried.
The approval permits the owner or successor developer additional time to meet conditions tied to the master site plan and to pursue building permits before the new expiration date. The staff report will be added to the record as an exhibit.
