Planning staff presented a batch of rezoning and lot-creation requests at the Aug. 18 Loudon County workshop and said most will appear on the Sept. 2 voting meeting agenda.
Jim Jenkins, the staff presenter, reviewed a series of individual requests to change parcels from A2 (rural residential) to A3 (developing agricultural) or from C2 Rural Center to C2 General Commercial. Parcels cited include Tax Map 38 Parcel 45 (49893 Highway 72), Tax Map 27 Parcel 142 (13151 Highway 321 South), Tax Map 28 Parcel 1401 and 22 (1000 Deaton Grove), and numerous others listed by map and parcel number. Jenkins said many requests are for small lot creations or line adjustments; one example was a family cutting off about an acre for a child.
Commissioners asked for clarifications on site access and setbacks for several items and requested better maps and access plans before the Sept. 2 vote. For one item Jenkins requested that applicants show intended access points rather than submit a full survey; for another the commissioner asked staff to confirm whether a lot sits on the "school side" of Highway 72.
No formal votes were held during the workshop; Jenkins said the items will be on the Sept. 2 agenda. The planning commission previously reviewed some of the requests, and staff said staff recommendations were available in the planning packet. Several commissioners noted they would seek additional materials (access plans, clearer maps) prior to the voting meeting.
The workshop record shows the county intends to proceed to formal consideration rather than taking immediate action at the workshop. Specific rezoning case identifiers and proposed ordinance language will be circulated with the formal agenda packet before Sept. 2.
