LBC Properties development on Highway 331 continued to Sept. 3 after staff flags missing items

The Walton County Technical Review Committee on Aug. 20 continued a minor development order application for LBC Property Holdings (MIN25‑000113) so the applicant can provide outstanding materials.
County planning staff said the submittal seeks to reuse existing structures for commercial and light‑industrial uses on roughly 2.66 acres in District 3 but lacks a landscape plan, a trip‑generation analysis, a signed and sealed civil set and sidewalk information. Environmental comments and coordination with Eglin (military/installation review) were also outstanding. Health department comments were received and appear to be satisfied.
Melissa Ward of Dunlap & Shipman, agent for the applicant, told the committee that the property previously hosted a roofing business and other light‑industrial uses and that the owner seeks to make existing operations code‑compliant by obtaining a development order. Ward said the missing landscape plan and related items will be submitted.
Staff proposed continuing the item to the Oct. 1 TRC meeting if environmental review could not be completed before then; the applicant requested an earlier continuation to Sept. 3 if possible. The committee voted to continue the item to the Sept. 3 TRC meeting to allow time for resubmittal and outstanding reviews.
