The Eau Claire Plan Commission on Aug. 18 approved a site plan for a 75,000‑square‑foot warehouse and moving‑storage facility on Hogarth Street, subject to enhanced landscaping on the property’s north side adjacent to residential parcels and standard engineering and stormwater conditions.
Planner Peter Baumgartner said the project consolidates several parcels and will be used to expand Eau Claire Moving and Storage. The site is zoned light/heavy industrial (I‑2). Staff recommended the applicant strengthen the north-side screening where the industrial parcel abuts residential property. The applicant proposed planting and also agreed to a fence for security and privacy.
Commissioners also discussed a code provision governing perimeter curbs and controls in parking areas (to ensure defined vehicle circulation and drainage control). The applicant requested flexibility from the strict curb requirement, noting the property and neighboring industrial lots historically accommodated a range of paved configurations; the applicant said the lot will be paved and that turning‑radius and heavy‑vehicle circulation were addressed with template analysis to accommodate semi‑trailers.
The commission approved the site plan with standard conditions (grading, stormwater, engineering approvals) and added a direction for staff to consult further with the applicant regarding the curb requirement and to have authority to adjust that requirement after consultation. The permit includes a condition requiring the planting of evergreen screening along the north perimeter and a fence to reduce visual and noise impacts on adjacent residences.
Speakers included applicant representatives from Everyday Surveying & Engineering and owner/operator representatives from Eau Claire Moving & Storage, who confirmed the operation will use semi‑trailers and estimated staffing and truck movements. The commission voted 7–0 to approve the site plan with the staff‑applicant consultation language on the curb requirement.
