The commission approved, 7–0, a site plan for a four-story select-service hotel on Scully Drive (near the I‑94/Highway 53 interchange) at the Aug. 18 meeting.
Planner Erin Kuzma said the proposal from the Fountains at Otter Creek LLC includes approximately 46,470 square feet of building area, about 78 guest rooms, a pool, fitness space and breakfast area. The applicant has proposed 87 parking spaces, which staff indicated should meet the zoning requirement for the hotel mix proposed.
The hotel site is zoned C3P and the use is permitted under the development plan for the larger area. Staff recommended conditions typical for site plans: engineering approval of drainage, erosion and sediment control, submission of a certified survey map prior to issuance of building permits, and outdoor lighting that complies with the city’s dark-sky standards.
Applicant Alex Padernos addressed the commission and said the hotel will serve travelers and visitors drawn to local demand generators. Staff noted there is no fixed-route bus service within one mile of the site; transit access relies on existing routes and future roadway connections.
The commission’s approval included the staff-recommended conditions. The applicant must complete final engineering, provide a survey/CSM and obtain permits before construction begins.
