Planning commission ends annual reviews for Bulldog Auto Sales after finding compliance

The Churchill County Planning Commission voted Aug. 13 to end annual reviews of Special Use Permit SUP1096 for Bulldog Auto Sales LLC, concluding the property is meeting conditions of approval.

The commission considered a staff report from Dean Patterson, Public Works and Planning, who said code enforcement had inspected the site and found conditions similar to prior reports and that photos provided by the property owner show orderly on‑site parking rather than vehicles on the county road. "So it seems that things are under control," Patterson said.

Commissioner Jeff Goings moved that the commission discontinue the annual review unless a code infraction occurs; the motion was seconded and passed. Commissioner Joe Frey recused himself from the discussion and vote.

Commission discussion emphasized on-site compliance checks and the history of parking issues along the adjacent county road. Patterson said the annual review requirement originally accompanied the permit because of historic parking problems; commissioners concluded continued annual verification was unnecessary so long as no infractions are reported.

The commission’s action removes the requirement for the permit-holder to appear annually before the commission, but it does not alter the underlying permit conditions or remove enforcement authority should future code violations occur.

The planning commission record shows the motion passed with five votes in favor and one recusal.
