Commission approves permit for 40x60 open‑roof hay barn at 200 North Ariana Lane

The Rush Valley Planning and Zoning Commission on Aug. 6 approved a building permit for a 40‑by‑60 steel hay barn (roof only) to serve as hay storage on property identified as 200 North Ariana Lane.

Applicant Claire Vernon told the commission the proposed structure will be set back farther than the 20‑foot minimum side setback because a ravine runs near the proposed corner. “II'm going to be more than 20 feet because there's a ravine right there,” Vernon said.

The commission asked Vernon to add measurements to the submitted site sketch and sign the owner signature block. Staff explained that agricultural buildings do not require full engineering review but that Ensign Engineering (the town engineer) still assigns a small review fee; the permit fee is typically under $200. Vernon was told she may provide a county parcel printout with dimensions to make the file consistent with other permit records.

Commissioners confirmed there will be no electrical service or plumbing to the barn as proposed, and that no inspections beyond the standard building‑permit process were required for this agricultural structure. The motion to approve the permit was made by Commissioner Scott Hawkins and seconded by Commissioner Kyle Russell; commissioners voted in favor and the motion carried.

Staff said the town will notify Vernon of the exact engineering fee amount after Ensign Engineering assigns the fee and that she should expect a building‑permit invoice once the town calculates costs. Vernon said she appreciated being placed on the August agenda after missing the 15‑day submission deadline for July.
