Mehlville facilities projects near completion; HVAC and roofing work continuing under Prop S
Summary
Director of facilities reported final work on several Proposition S projects, summer roofing and HVAC upgrades at multiple schools, and an elevator project at Mosaic Elementary with completion scheduled for summer 2026.
Director of Facilities Mike Gegg told the Mehlville R-IX Board of Education Aug. 21 that the district is completing several Proposition S projects and wrapped up major summer work including roofs, HVAC upgrades and asphalt maintenance.
Gegg said Gearbound Phase 2 (phase two spelling in transcript: Gearbound/Gerber?) was nearly complete and occupied for the first day of school. Remaining Phase 2 items included turf installation scheduled for Sept. 15, fencing to follow, production of a circulation desk, library shelving and a replacement shade for one library shade that was stained during installation.
At Mosaic Elementary, Gegg said an elevator Phase 2 project is under way. A construction perimeter fence was installed, a job trailer was to arrive the following week, and contractors had begun staging materials on site. That project's completion is scheduled for summer 2026, Gegg said.
Summer projects also included roof replacements at Woolen and Washington schools; Gegg said sheet-metal work was finishing and roofing completions were imminent. The district completed HVAC upgrades this summer at five schools (Blades, Oakville Middle, Oakville High, Troutman [transcript "Trout Line"—normalized to Troutman], and Washington) that included chillers, boilers and air-handling systems; he said systems are up and running while punch-list and control items remain.
Gegg told the board that work on boilers at the early childhood center and at Gillette Rogers were installed and operational. When asked what buildings remain on the replacement schedule, Gegg outlined planned HVAC work next year at Mehlville High School (front section), Beasley, and other elementary locations; he estimated the district should be on a roughly 10-year horizon before major systems need replacement again. "We shouldn't have to worry about this for probably at least 10 years," he said.
Board members asked about a transportation-department-related delay; Gegg said the transportation-related item remained scheduled for some time in November. He also noted asphalt maintenance is performed on a multi-year rotating schedule (about half the district each other year).
Gegg's update closed with a short financial summary and an invitation for questions. The facilities presentation was informational; no board action was required.
