The Park County Board of County Commissioners on Thursday approved the fourth amended plat of the Adams No. 2 Subdivision, changing legal descriptions and requiring documentation before the amended plat may be recorded.
Planning staff told the board the amended plat will reconfigure and renumber three lots in Block 2: what staff described as Lot 4 will become Lot 104, Lot 5 will become Lot 105 and Lot 6A will become Lot 6B. The changes do not create additional lots; staff said the new configurations remain residential and conform to the residential one-half-acre zoning district.
Staff recommended approval with conditions. Before recording the amended plat, applicants must provide prepared ownership conveyances for the individual resulting lots to the planning department for recording at closing, and they must provide an approved water distribution plan to be recorded with the amended plat. The applicant must also comply with Park County development regulations and the minimum subdivision requirements in Wyoming statute 18-5-306.
Surveyor Nick Hummel, on the phone, explained a technical change to the certificate of dedication language: the surveyor recommended replacing a meets-and-bounds description with lot-number-based descriptions to avoid creating ambiguities with the original 1974 plat. Planning staff confirmed the assessor preferred numeric lot identifiers (for example, 104 and 105) and that the required water-distribution-plan reference will be included among the associated documents on the recorded plat.
Staff said the property is approximately 1,800 feet northeast of the city of Cody on the north side of County Road 2CA (Cooper Lane), between Adams Lane and North 40 First Street. Agency review by Cody Canal Irrigation District and Engineering Associates was ongoing for the water-distribution plan; Park County Public Works had no objection, and Park County treasurer’s office confirmed taxes are paid.
A motion to approve the fourth amended plat with staff recommendations passed on a voice vote.
