Dickson County planning panel recommends rezoning 2.23-acre parcel on Highway 46 South

The Dickson County Planning Commission voted to recommend rezoning a 2.23-acre parcel on Highway 46 South from A-1 (agriculture) to C-2 (general commercial).

The recommendation, made during a regular planning commission meeting, applies to property identified in the hearing as Tax Map 145, Parcel 16.09 (transcript also references a variant parcel number, 16.03600.09). Commissioners said the recommendation is advisory only and that final approval rests with the Dickson County Commission.

Commissioner Jeff Chase, who moved to approve the rezoning recommendation, said the change would not be out of character for Highway 46: “in no way would changing that parcel from agriculture to commercial be something out of character for Highway 46,” Chase said. Commissioners had no further questions or opposition during the discussion, and the chair called the question. The commission approved the recommendation by voice vote.

County staff present told the commission the current property owner did not have a specific development plan for the parcel at the time of the meeting. The parcel was described in the meeting as consisting of 2.23 acres; the meeting record provided that acreage but gave inconsistent tax-parcel formatting.

Also at the same meeting, commissioners approved the minutes of the previous month’s meeting by voice vote.

The planning commission noted that its action is a recommendation; the county commission must consider and act on the rezoning request before any zoning change becomes effective. The planning commission’s next scheduled meeting was announced as Thursday, Sept. 11, 2025, at 7 p.m.
