Council approves 18,015 sq. ft. commercial building with second-floor event center at West Euless Boulevard and West Parkway

The Euless City Council unanimously approved a site plan Aug. 4 for an 18,015-square-foot commercial building planned at the southwest corner of West Euless Boulevard and West Parkway. The mixed-use proposal includes three first-floor tenant suites for restaurant, grocery or retail uses and a second-floor event center.

Lisa Payne, interim director of planning and economic development, told council the site plan (SP 24-16) follows a previously approved specific-use permit and that the applicant and staff revised conditions to remove any outdoor event space on the second floor. The 2.6-acre property is split-zoned between TX-10 and I-2; Payne said the plan provides 205 parking spaces (169 surface spaces and 36 underground), connects to existing sidewalks along the public streets and uses underground detention under the parking area.

The proposed building elevations show a two-story stucco structure with tower elements between roughly 17.5 and 37.4 feet in height; the site plan also includes a 24-foot fire lane around the building, two enclosed trash compounds and a photometric plan meeting the city’s lighting requirements. Payne said the development services group certified the request on June 10 and the Planning and Zoning Commission recommended approval 6–0.

Architect Fahim Khan spoke in favor of the site plan at the council meeting, telling the council he worked with the city and fire and engineering staff to meet plan requirements. Councilmember Padell moved approval; Councilmember Jeremy Tompkins seconded, and the motion passed unanimously.

With council approval the applicant may proceed with permitting and construction review. Staff will verify final engineering, landscaping and building details during permit review and inspections.
