Commission backs ordinance to buy four Homer properties for South Peninsula Hospital

HOMER — The Kenai Peninsula Borough Planning Commission on Aug. 11 moved to forward to the assembly a recommendation to adopt an ordinance authorizing the purchase of four Homer-area properties on behalf of South Peninsula Hospital.
Aaron Hughes, management officer, summarized the four proposed acquisitions and their intended public-benefit uses. The properties and stated purchase prices in the staff report are:
- A 4.82-acre vacant parcel immediately north of the hospital campus, purchase price $171,500. The parcel is zoned rural residential; acquiring it would protect the hospital from adjacent development above the bluff.
- A 1,600-square-foot medical office building in the hospital’s medical district currently leased by South Peninsula Hospital for $3,000 per month (saving about $36,000 annually if acquired), purchase price $565,000.
- A 1,700-square-foot residential structure on about 0.19 acres at Bartlett and Fairview (to be demolished if acquired), purchase price $500,000.
- A 1,650-square-foot commercial office building on 0.34 acres in the Central Business District (proposed site for the hospital’s behavioral health clinic), purchase price $840,000.
Hughes said the purchases would benefit South Peninsula Hospital by protecting the campus and meeting facility needs; commissioners had no public testimony on the item. The commission voted to forward the ordinance to the assembly. The recommendation will proceed for assembly consideration and appropriation as required.
