Commission approves Lake Ridge retail site plan north of Hanger Road

The Grand Prairie Planning and Zoning Commission on Aug. 11 approved STP25060020, a site plan for two retail buildings located south of Hanger Road near Lake Ridge Parkway.
Staff told the commission the project meets density, dimensional and parking requirements, exceeds minimum landscape screening, includes required street trees and complies with Appendix F design requirements. The Development Review Committee recommended approval; the applicant did not request variances.
Property owner and applicant Terrence Sobe said he originally purchased roughly 100 acres in the area, carried out infrastructure work and held parcels for future sale. "We are the single family, the multifamily, and the townhomes. I did all the civil work. We built Grandway. We put in the infrastructure that's there now," Sobe said, describing the project's long‑term development history. Engineer Eric Seeley said he and the applicant were present to answer technical and civil questions.
Commissioner Angela Lucky Vaughn moved to close the public hearing and approve STP25060020 as recommended by the DRC; Commissioner Christopher O'Cully seconded. The motion passed unanimously.
Staff noted the applicant provided 12 menu items from Appendix F and that the project includes masonry screening wall and trees to separate the retail site from adjacent residential areas.
