Planning board approves floating dock modification for new Sebastian Landing owner

The Planning and Zoning Board voted to approve a conservation-overlay development application to modify an existing dock at 1515 Arapahoe Avenue, allowing construction of a 150-square-foot gangway and three 320-square-foot floating docks attached to a previously permitted fixed dock for the single‑family development (formerly Serendipity, now Sebastian Landing) on Aug. 5.
Applicant representative Ryan Carter described the proposal as a small floating dock on the landward end of an already‑approved lift-slip facility intended to allow brief tie‑ups for visitors and residents. Board member Karl Blow supported the application but suggested the applicant consider a wider floating dock because, he said, “it's gonna be very popular with kayakers and paddle boarders.” Carter and staff said the applicant had already submitted matching federal/state applications and had proposed an 8-foot width in the current application; they indicated changing to a wider dock at this stage could complicate companion permits with the Corps and permitting district.
The board moved and seconded the application and called the roll. The recorded votes were in favor from Matthew Schafer, Charles Pappas, Karl Blow and Christina Tucker; the motion was approved.
The approval allows the floating dock as presented; staff noted companion federal permits remain required and that any design changes may require new reviews by the Corps and state agencies.
