Conservation commission accepts revised plan for 475 Kenneth Shultz Drive; 2‑story addition reduced to one story
Summary
The conservation commission accepted a revised plan that reduces a planned two‑story addition to one story and enlarges a dumpster pad at 475 Kenneth Shultz Drive; commissioners concluded the changes were minor and did not require an amended order of conditions, and they voted to accept the revised plan with conditions to retain erosion controls.

The Town of Lakeville Conservation Commission accepted a revised site plan for 475 Kenneth Shultz Drive that reduces a proposed two‑story building addition to one story, eliminates some sidewalks and enlarges the dumpster pad.
Presenters and staff said the revised footprint increases building area by about 250 square feet but does not substantially change impervious area or drainage patterns; the new dumpster pad and associated retaining wall were described as impervious and routed to the site infiltration basin. "The footprint is 250 square feet more," said Ken Larson of Simeotis Consultants, and he said the change consolidates green space even if the addition is slightly larger.
Commission review: Commission members asked how close the revised footprint comes to the wetlands and whether erosion and sedimentation controls were shown on the submitted materials. Staff noted DEP guidance generally recommends an amended order of conditions if work expands or moves closer to wetlands, but that minor changes can sometimes be handled by amending the plan of record without a new notice of intent. Commissioners concluded the revision was insignificant and that existing erosion controls and the prior order’s conditions would still apply.
Motion and outcome: A member moved to accept the revised plan, explicitly citing the larger dumpster pad and the reduction of the two‑story addition to one story; the motion was seconded and carried on a voice vote with "Aye." The commission instructed the applicant to provide written materials for the file documenting the change and to ensure all required sedimentation and erosion controls are installed before work begins.
Why it matters: Commissioners said the change will simplify circulation and reduce some sidewalk work while addressing operational needs (a larger dumpster pad). Members emphasized design details such as the retaining wall and the need to collect any drainage from the dumpster area into the impervious system directed to the infiltration basin.
Ending: The commission asked staff to prepare a brief written record of the revised plan acceptance to include in the project file.
