Hooksett Zoning Board approves Granite City Electric branch at 35 Londonderry Turnpike

The Hooksett Zoning Board on a unanimous vote approved a special exception allowing Granite City Electric to open a commercial branch and warehouse in units F, G and H at 35 Londonderry Turnpike.
The decision followed a public hearing at which John Martel, regional operations manager for Granite City Electric, described the proposal as a roughly 6,000-square-foot branch serving electricians and contractors, with about three to five employees on site and deliveries made by company trucks. Martel said the site is leased and that the business will not store hazardous materials.
Board members discussed the zoning criteria for a commercial use in an industrial district, including compatibility with nearby businesses, potential nuisance or hazard, parking and deliveries. Matt St. Pierre summarized the board's findings before moving the motion to approve, saying the proposed use fit the district and posed no evident nuisance. Richard Barham seconded the motion; the board voted to approve the special exception specific to the units identified by the applicant.
Martel told the board Granite City Electric, a family-owned company with multiple New England locations, planned the Hooksett branch to be a “mini store” and satellite office that would reduce travel time for local contractors. He said the facility will include customer-facing space for orders and an indoor warehouse for supplies. Martel said Granite City will stripe and pave parking and pay for related site repairs.
During the hearing the board verified that the requested special exception was limited to the applicant’s leased units and would not change uses across the entire parcel. Board members and staff confirmed there would be no on-site storage of chemicals and that most activity would be indoors and not visible to passersby. The board also asked the applicant to confirm exact unit numbers; the applicant confirmed he was leasing three contiguous spaces at the western end of the building and identified them as F, G and H.
The board’s approval cited Article 11, Section C.2.a of the Town of Hooksett zoning ordinance (special exception criteria for commercial use in an industrial district).
John Martel thanked the board after the vote. The board closed the public hearing and approved the application for the specific units named.
The action allows Granite City Electric to begin permitting and any subsequent landlord-tenant or building-code work required to occupy units F, G and H at 35 Londonderry Turnpike.
