The Port Arthur Planning and Zoning Commission voted Aug. 4 to approve a zoning map amendment that changes zoning for several parcels on Ninth Street from Planned Development 30 to medium-density residential.
Case Z25-04 covers Lots 15 through 20, Block 23, Rosemont Addition (parcel numbers 98210, 98211 and 98212 in the staff report), totaling about 0.481 acres. The property owner is listed in staff documents as Cole Properties LLC. Planning staff said the applicant previously sought higher-density zoning but decided to pursue a medium-density residential designation to align the lots with surrounding land uses.
Staff told commissioners the earlier request had been reviewed and determined to be inconsistent with the surrounding neighborhood and building official input; the applicant agreed to pursue medium-density residential, which staff said is consistent with adjacent zones. Staff also reported that notices were mailed to nearby owners and that no letters of opposition remained for the revised request.
After the public hearing was closed with no speakers for or against, a motion to approve Z25-04 was moved and seconded. The commission voted in favor and the chair announced the item approved. No detailed roll-call tally appears in the transcript excerpt.
