The Planning Board received a site-plan amendment from Shaw’s Realty Company for a small garage/carport and reviewed staff observations that recent on-site changes were not fully reflected on submitted plans. Jason Haskell of Dan Grama Consulting Engineers represented the applicant.
Staff reported that the applicant appears to have widened the entrance to create a dedicated truck lane to a scale and introduced temporary delineators and paved parking in a former grass area. Staff recommended a site walk so the board could view the new scale lane, the area used for parking, and stacked container units near the building. The board scheduled a site walk for the twentieth at 8 a.m. and asked the applicant to mark the four corners of the proposed carport and GPS‑locate other new features for staff review.
Staff also noted other plan items to be addressed in the amendment package: showing a new pole/power meter location, confirming pavement and invert elevations for drainage fixtures, and clearing whether container units meet the ordinance definition of structures if in place more than 10 days. The applicant said the trailer wash bay remains interior to the building and therefore not subject to site-plan inclusion; staff agreed that the interior feature need not remain on the site plan.
Why it matters: The site-walk will let the board confirm whether the unpermitted changes can be incorporated into an amendment or require corrective actions and replanting in tree-required zones.
