Washington Terrace RDA approves 30-day extension for 5580 South Adams Avenue project

The Washington Terrace Redevelopment Agency on Aug. 19 approved a 30-day extension to a construction incentive agreement for the 5580 South Adams Avenue project.

Agency staff presented Resolution 25-17, which accepts Canyon Construction LLC’s written request for the additional 30 days to begin work under the incentive agreement. Pram, a city staff member, told the board that the developer had been responsive to staff requests and had submitted a letter asking for the extension. Pram recommended the board grant the request.

Jeremy Kraus, representing Canyon Construction LLC, told the board the project was "inches" from starting and that most reviews were complete. He said the city had completed an initial plan review with two comments, engineering review had a couple of small comments, preliminary loan approval had been obtained, and an excavator was scheduled in about two weeks. "We should be breaking ground within like 2 or 3 weeks," Kraus said.

Board members moved and seconded approval of Resolution 25-17. A roll-call vote recorded Board Member Parkinson, Vice Chair West, Board Member Thomas, Board Member Christensen and Board Member Johnson voting yes; the chair declared the motion unanimous and the resolution approved.

The extension covers only the 30-day delay requested in the resolution; no change to the incentive agreement’s other terms was recorded in the meeting. Staff noted the project faced calendar uncertainty around the Labor Day holiday and that the extension was requested to avoid triggering the agreement’s drop-dead date of Sept. 1.

The agency approved consent items, including the agenda and minutes from July 1, before taking up the extension. Following the vote on Resolution 25-17, the board adjourned the meeting.
