Design Review Board approves modest remodel and 1-foot-4-inch front-setback variance at 106 Leifer Drive

The Tiburon Town Design Review Board approved a remodel and a small front-setback variance for a single-family home at 106 Leifer Drive on July 17.
Architect Mohammed Sadria described the project as a modest remodel that converts lower-level crawl space to living area, expands the master bedroom entry and dining room, and replaces the existing hip-and-gable roof with a standing-seam hipped metal roof. "We're extending this nonconformity by 1 foot and 4 inches for less than a 3 square foot corner of the building," Sadria said, noting the existing house already encroaches 6.6 feet into the front setback.
Sadria said he and the property owners met with an uphill neighbor who raised concerns about the amount of glass at the proposed entry. The design team reversed the slope of the roof at the entry to reduce visible glass, switched a glass front door to metal, removed a skylight and added 10 bushes along the fence as additional screening. The architect said the neighbor subsequently provided a letter of support.
Board members expressed support for the revisions and for the variance findings. A board member told the meeting that staff could make the four required findings for a variance given the preexisting nonconformity and lot conditions. The board then moved to adopt the draft resolution approving the project and variance; the motion passed on a voice vote, 3–0, with two members absent.
No public comments were received during the hearing. The approval includes the design changes described at the hearing and the approved variance to extend the existing front-setback nonconformity by the stated amount.
