The Murfreesboro Planning Commission on Aug. 6 recommended approval of a Planned Unit Development (PUD) to allow 94 two‑story attached townhome units and two neighborhood commercial outparcels on approximately 17.26 acres along Cason Lane.
Planning staff (Richard Donovan) said the master plan proposes two‑story townhomes with front porches and design standards (24‑inch brick water table, Hardie board siding, neutral tones) and that the proposal offered amenities including a dog park, playground, pavilion, picnic pads, a walking trail, and HOA maintenance of common areas. The proposal locates commercial parcels along Cason Lane and routes their access to internal streets so commercial traffic will not have direct curb cuts onto Cason Lane.
Donovan said the Comprehensive Plan's Auto‑Urban Residential (AUR) designation typically envisions a mix of housing, but staff believes use of the transition policy is appropriate here because the site sits between existing multifamily/mixed zoning and commercial frontage. Staff recommended approval as consistent with surrounding development patterns and appropriate for current market demand.
Tyler Fisher, the applicant representative, did not present additional materials but was available to answer questions. After a short public hearing with no speakers, the commission moved and seconded approval subject to staff comments. The vote to recommend PUD approval to City Council was recorded as unanimous: Miss Abelwater (Aye); Miss Savorwater (Aye); Mr. Carroll (Aye); Mr. Prince (Aye); Mr. Rollins (Aye); Mr. Wright (Aye); Chair Halliburton (Aye).
If City Council approves the PUD, the developer will proceed with civil plans, building permits and the homeowner association structure described in the pattern book.
